KNOWLEDGE INTEGRATION

Rounding out the MLPD program, it is important to ensure that full comprehension of all of the required core curriculum is obtained throughout a student's education in the degree.

In order to demonstrate that a student has gained all the pertinent and necessary knowledge within the MLPD program, LDEV 688 (Design and Development Economy II - Capstone), challenges students to create a site plan and business plan that proposes a new development on a given property. This particular property is uniquely placed on a retired military supply depot in Northeast Texas within Texarkana's metro region. After meeting with the property owners, a great amount of analysis and thought went into the planning of the site. The site plan features a downtown revitalization centered development that includes retail, restaurant, recreation, flexible-use buildings, and educational facilities. Most of the design inspiration was garnered from the owner's vision of the site and individual input from students to propose a project that would utilize the land to its maximum potential. The business plan covers all the major aspects required of a development of this type including: market study, site analysis, proposed land use, regulatory considerations, financial analysis, and deal structure to name a few. Attached below is the site plan, business plan, and the financial model for the project.
